Murray & Ruth had been sitting on there dream piece of dirt for more than 8 years when the decided to engage Lambly builders. Working closely with us and our architect they designed there dream home to go with it.
This is a beautifully spacious clutter free home with high raking ceilings over the living & flat 2.7m stud over the private rooms. The large architectural sliders open up on both sides of the house to large level entry timber decks maximizing their entertaining area’s. With the family all been gifted in height we were able to also customise over sized doorways, bench and shower heights. The exposed polished concrete floors throughout met the minimal and easy clean brief and works wonderfully, absorbing heat through the day to be released during the night.

Our client purchased this property looking to be close to family and enjoy the rural setting. She was really excited about the challenge of giving this home a much needed renovation and worked with our designer to gain the changes and improvement she was looking for within budget. The scope of work consisted of a complete strip out of the existing house back to the beautiful Rimu framing and floor boards. This enabled structural changes to be made including opening up the living/kitchen, removing walls, adding framing for new aluminium sliding doors and windows as well as and extension off the back end for a larger bedroom & bathroom. Wrap around varanda’s and decks completed the look and provided the farm house charm. Another really satisfying outcome!

This was another major renovation with addition we completed in Mangapai with great results for our clients. They had found the perfect Lifestyle block, but the dwelling lacked size and was in need of major works to bring it up to the comfortable standard they were looking for.The existing dwelling consisted of a couple of small ex-army barracks which had being transported and joined together. A small bathroom, outdoor laundry and no open living or outdoor flow. The completed works gutted the interior throughout allowing for structural changes & additions along with the all new interior fit out. Insulation top to bottom,all new aluminium joinery and the complete re-cladding of weather boards on a drained cavity. New roof line, veranda’s, decks and the extension off one end having the master bedroom and bathroom.
